Lampwick is a 213-home, build-to-rent (BTR) development that forms part of Manchester Life's phased regeneration and development across Ancoats and New Islington on Manchester city centre's eastern edge.
Manchester Life was set up in 2014 to restart the regeneration and deliver housing for Manchester's growing professional population.
Manchester Life has developed over 1,460 homes and twenty commercial units, which has helped Ancoats transform into a vibrant, sought-after, and nationally recognised neighbourhood.
Located on Old Mill Street and New Islington Marina, Lampwick comprises one block divided into three areas of varying height, ranging from five to ten-storeys. The scheme also includes a residents' gym, amenity space and four commercial units.
Sisk contracted us to engineer the project and create an efficient design.
Our geo-environmental and geotechnical teams conducted initial ground investigation work. They delivered the ground engineering design, remediation strategy, and materials management plan to inform the earthworks.
We undertook the work to local authority specification for SuDS and attenuation.
Our structural and civil engineering teams provided the detailed technical design for the whole development to enable the construction, undertaking the work in a BIM environment.
A reinforced concrete structural frame, designed as flat slabs with blade columns, minimises floor thickness and maximises the apartments' size.
Throughout, our teams worked closely together to coordinate delivery on what is a tight city-centre site.

Lampwick is the third Manchester Life project in Ancoats that we have supported with engineering design following our work on Smith's Yard and Cotton Field Wharf which are both residential schemes with ground floor commercial space.
